You must now make arrangements for payment over the construction period to insure that you do not miss this fantastic opportunity to own a piece of paradise. We recommend you place a hold on this condo as soon as possible.

If you are seriously interested in this project, it is important that you follow the instructions below before we begin assigning units in August. This will ensure that you obtain the unit of your choice at the lowest possible price. 

TIME TABLE:

  • TODAY: Complete Letter of interest and mail deposit of approximately 20%; (see details below).
  • BEGINNING of AUGUST 2004: Reserve a specific unit with your initial deposit of 20% (fully refundable).
  • END of SEPTEMBER 2004: Sign purchase agreement.
  • CONSTRUCTION STARTS: Estimated date is by the end of 2004-beginning 2005.
  • DELIVERY: Estimated 18 to 24 months from construction start.
  • CLOSING: Balance of 80% is due.
  • OCCUPANCY: Once closing is complete occupancy can take place.

Due to overwhelming demand at these price this project will have a very large turn out, similar to “Duo”, “The Venture” and “Radius”. This location is one of the hottest areas in Florida therefore you must act TODAY!

The sales office will open onsite in September and by that time we expect the most desirable (if not all) units in this project to be sold. To reserve a unit, I will need your “Letter of interest” and a check with a deposit of 20% of the purchase price. Because we do not have the exact pricing, please send a check of 20% of the estimated price of the unit, for example, if the estimated price is $300,000, please send $60,000. If you overpay the deposit, you will get a refund or if you under pay then you will be notified to pay the difference. Your check will not be cashed or deposited until you approve the unit assigned to you.

It is not necessary to include a check with the initial deposit. However, it will greatly increase your chances of getting the unit of your choice and taking it off the market.

Your request will be placed onto a list in the order in which it is received.  When reservations are ready to be made, this list will be processed and you will then be given the opportunity to reserve a unit at a specific pre-construction price. Once you accept the specific unit which has been assigned to you at a price; you will have the option to put in a reservation with your initial deposit. At that time your 20% deposit will lock in your unit at that price and the unit will be taken off the market.

Please Note: If your check is not present at that time, the developer will not be able to take the unit off the market.

If you are not assigned a unit of your choice or if you are unwilling to accept the unit that is assigned to you, your check will not be cashed, and will be promptly be returned to you.

Before the contract is signed, which should be in about two months, and you choose to cancel then you can get 100% of your deposit refunded.

1. Print the Letter of interest and list your preferred floor plan and floor level. Please be sure to include a FAX number, where the reservation agreement can be sent.
2. Secure your position on the list with the completed Letter of interest and a copy of the check.
3. Mail the original copy of the Letter of interest along with a check payable to CHICAGO TITLE INSURANCE COMPANY TRUST ACCOUNT for the amount of 20% of the estimated unit price.
